The terms and conditions set out in this document (“Terms”) together with the confirmation email (“Confirmation Email”) (including any supplemental letter or email) provided to you for leasing the Property from the Company form the contract between you, the Guest, and the Company (“Booking”).

By booking any property with MY STUDENT FLAT you accept the following terms & conditions:

  1. Payment & Security Deposit:
    1. Rent*: Rent payments shall be made as specified in the payment plan outlined in booking confirmation.
    2. Security Deposit: The security deposit depends on the duration, as mutually agreed upon booking the property. It must be paid to the Lessor at the time of booking the property. The deposit will be refunded within 60 days from the Lease expiration, provided the property remains in good condition (excluding normal wear and tear) and all outstanding invoices are cleared. If the Lessee breaches the Lease terms, the deposit is forfeited. The deposit can’t and will not at any circumstances be used as rent payment.
    3. Accounts & Other Charges: All charges shall be payable per the payment plan.
    4. Platform Fee: The Platform fee is applicable in all bookings, payable at the time of booking the property . If the Lease is extended beyond 12 months, a proportional booking fee applies.
    5. Late Payment: Rent payments not received within 3 days of the due date will incur a daily late fee of 0.25% on the total rental amount.
  1. Cancellation Policy:
    1. Cancellations received via email, at least 60 days before the Lease Start Date will get a full refund of the rent & Security deposit.
    2. Cancellations received via email, 59-31 days before the Lease Start Date will get an 80% refund of the rent & 100% Refund of the Security deposit.
    3. Cancellations received via email, 30 days or less before the Lease Start Date will get a 50% refund of the rent & 100% Refund of the Security deposit.
    4. In any cancellation, the Platform fee is non-refundable
    5. Any cancellation must be received via email at : clientsupport@mystudentflat.com
  1. Early Termination & Lease Extension:
    1. Early Termination: If the Lessee wishes to terminate this agreement early, they must provide at least 30 days’ notice. In such cases, the rent paid for the specific 12 month rental period is forfeited as cancellation fees.
    2. Lease Extension: The Lessee must notify MY STUDENT FLAT  via email at least 30 days before the lease ends. Extensions are subject to availability & possible rent adjustments. The agreement remains valid until the new end date and then becomes void.
    3. Early Termination & Lease Extension inquiries must be received via email at : clientsupport@mystudentflat.com
  1. Cleaning & Maintenance:
    1. Use of Property: The Lessor covers repairs and maintenance of structural elements. The Lessee is responsible for any damage caused by misuse and must report issues promptly.
    2. Repairs & Maintenance: All maintenance requests must be submitted via MY STUDENT FLAT Application or via email to maintenance@mystudentflat.com . Emergency support is available 24/7. Additional charges may apply.
    3. Move-Out Cleaning: A cleaning fee is charged upon Lease expiration to restore the property’s condition.
    4. Bills: The Lessee is responsible for utility bills. Any discrepancies in estimated vs. actual expenses must be settled at the Lease’s end.
  1. Use of Premises:
    1. Occupancy: The property is for residential use only. The maximum occupancy is two individuals per bedroom.
    2. Building Regulations: All residents and their guests must comply with each building’s rules at all times.
    3. Subleasing: Subleasing is strictly prohibited.
  1. Relocation:
    1. Relocation Clause: Upon mutual agreement, the Lessee may relocate to another property, terminating the existing Lease and initiating a new one.
    2. Lessor Termination: If the Lessor terminates the Lease, they must either compensate the Lessee for the remaining period or offer alternative accommodation.
  1. Code of Conduct:
    1. Property access: Check-in time starts at 15:00 and check-out time is set at 11:00. Alternative arrangements require prior agreement.
    2. Rental Inspections & Visits: The Lessor may inspect the property with a 72-48 hours notice. Prospective guests may visit the property in the last 60 days of a Lease.
    3. Smoking Policy: Smoking is prohibited inside all our apartments. If smoking occurs, cleaning costs will be deducted from the deposit.
    4. Pet Policy: Pets are welcome to all our properties, unless otherwise specified in the property’s description. If permitted, an additional pet security deposit equivalent to 1/2 month’s rent is required.
    5. Keys & Access Cards: The Lessee receives two sets of keys. Lost keys must be replaced at Lessee’s expense.
    6. Illegal Activity: Any unlawful activity on the premises results in immediate Lease termination.
    7. Termination Right: The Lessor may terminate the Lease for property damage, unpaid rent exceeding 15 days, or inappropriate conduct towards the Lessor’s representatives or other tenants of the specific building.
    8. Eviction: The Lessee must vacate the property at Lease end. Failure to do so may result in the removal of belongings after a one-week notice.
  1. Valuables & Liability:
    1. Return of Items: The Lessor will inform the Lessee of forgotten personal items, and the Lessee is responsible for retrieving them at their own expense.
    2. Personal Property: The Lessor is not liable for loss or damage to the Lessee’s belongings.
    3. Lessor’s Liability: The Lessor is not liable for damages arising from third-party actions, unforeseeable events, or force majeure, including natural disasters, power outages, and other disruptions.
    4. Damage Reimbursement: The Lessee must reimburse the Lessor for any damage caused before Lease expiration.
    5. Force Majeure: The Lessor is not liable for disruptions beyond their control, including but not limited to wars, terrorism, industrial disputes, and adverse weather conditions.
    6. Appendices: Any Lease appendices are valid only written via email at : clientsupport@mystudentflat.com

*The advertised prices of the apartments are for a 12-month lease on  full prepayment basis.

*Cash payments exceeding 500 Euro , are not accepted.

Utility costs (Wi-Fi, fees, electricity, water, heating) are estimated and not included in rent.

Utility prepayment is adjusted at lease end based on actual use, with a possible refund or extra charge, subject to the total utilities cost at the time of the lease termination.
